Ejari and Trade Licence Renewal
Ejari is the Dubai tenancy registration system, and for most mainland companies it is the gate on your trade licence renewal: no valid registered tenancy, no renewal. Almost everything published about Ejari is written for residential tenants, which is why the commercial questions are hard to answer.
Why a tenancy system decides your licence
A Dubai mainland licence is tied to approved premises. The authority verifies those premises through the registered tenancy, so at renewal the tenancy must be current and registered, not merely signed. A tenancy that expires before the licence does is the usual reason a renewal is refused at the last step.
The dependency runs one way: Ejari does not need your licence, but your licence needs Ejari. Renew in that order.

Registration itself is inexpensive — on the order of a couple of hundred dirhams plus service charges, with typing centres adding their own fee. The expensive part is never the registration. It is a renewal that slips and delays the licence behind it.
Can it be done online
Yes, through Dubai Land Department and Dubai REST channels, and through registered typing centres and real estate offices. In practice the portal is rarely the blocker — the delay is getting the landlord documents and signature together, especially where the property is held by a company or managed by an agent. Start that chase well before expiry.
Cancelling Ejari, and the trap when you move
A registration should be cancelled when the tenancy genuinely ends — when you leave the premises, or before a new tenancy is registered for the same unit. Cancellation generally needs final DEWA clearance and the consent of the parties, through the same channels used to register.
The trap: do not cancel while your licence still depends on it. Cancel the old registration before the new premises are registered and you can leave the licence briefly unsupported by any approved address — exactly the state that blocks a renewal or amendment. Register the new tenancy first, then close the old one.
Does a visa renewal need it
For an employment visa sponsored by your company, the premises position is handled through the licence and establishment card rather than asked of the employee. Where a registered tenancy is commonly required is family sponsorship, because the sponsor must evidence suitable accommodation. So: not for your own employment renewal in the ordinary case, but yes if you are sponsoring dependants.
